Keylite's Flat Roof System has been specifically designed to provide all the benefits of natural ventilation and daylight into a room with a flat or almost flat roof.

The structural opening for all flat roof systems will always follow the same rule:
Height of Structural Opening
Window Height plus 220mm
e.g. 980mm + 220mm = 1200mm Height
Width of Structural Opening
Window Width minus 20mm
e.g. 780mm - 20mm = 760mm Width
Total Structural Opening
Width Opening x Height Opening
e.g. 760mm x 1200mm
The finished height of the top of the roof window where the handle rests will depend upon the length of the window.
The front edge of the upstand is also required to protrude 200mm above finished roof level, this will further increase the distance between the opening handle and the internal flooring. Typically, FRS installations will leave the window inaccessible.
Although it is rare for the UK and Ireland to experience heavy snow fall, building regulations require our systems to be situated at this height, ensuring the up-stand is 200mm at the front.
Installation

Builders can form their own up-stand, providing they follow the Keylite guidelines in order to ensure that the roof flashing components will be compatible.
The Keylite Combi Flat Roof System provides all the benefits of the standard Flat Roof System, however with up to three times the amount of natural ventilation and daylight.

Installation

Combi Flat Roof Systems can be installed with either 18mm or 100mm spacing between the frames. The standard system supplied has an 18mm gap size.
Keylite will provide decorative capping for all Combi Systems installed with an 18mm gap between the windows.
The number roof windows which can be installed is subject to the width of the roof windows chosen by the customer.

The Keylite Flat Roof Apex System creates a sophisticated, atrium style roof window, capable of adding function and style to living spaces under flat roofs.
The system includes:

The structural opening of Keylite’s Flat Roof Apex system must consider the angle at which the roof windows will be situated. This will be effected with varying window lengths.
There is no versatile rule for an Apex System installation. Contact Keylite’s technical department for calculated structural opening sizes.

Flat Roof Apex are always installed with either 18mm spacing between each roof window. Keylite will provide internal decorative capping for all Apex Systems.
The number roof windows which can be installed is subject to the width of the roof windows chosen by the customer.
All systems to be installed on a roof pitch between 0-15º, with the exception of a Flat Roof Apex, only to be installed between 0-5º.
All Flat Roof Systems include insulated timber upstands.
For the installation of systems over 2.2 metres, Keylite
recommends the roof windows fitted within Flat Roof Systems should include an electrically operating roof windows and Hi-Therm glazing units.
