The truth is you can really save a huge amount of money on Disney resorts but there are some catches.
Let's look at a real example with Disney World's flagship resort, The Grand Floridian

Here's one, the only place to rent DVC points is from DVC members.
DVC members buy contracts of points they can spend on Disney resorts.
Each contract could last decades and they receive more points each year.

DVC members buy their Disney Vacations "in bulk" which makes it very expensive up-front but way cheaper per vacation.

When renting points you don't own the contract, you're borrowing from those that do. So no big up-front payment.
DVC members are also typically limited to staying at one resort per year.
If they don't feel like using their points they lose them, that's why so many rent them each year.

Another thing to know is that most DVC resort rooms are booked up for the next 7 months.
There are reservations available to rent sooner, but its easiest to book your DVC rental 7-11 months out.

It depends. Most rentals use a DVC broker website where DVC members list their rental for a fee.
Each broker is different, but the cancellation refunds are more limited than what Disney provides.
You can also purchase travel insurance if you're worried about needing to cancel at the last minute.
