Grid System
Multiple windows in a grid formation
Gap Sizes
Keylite Combination Flashing Kits are available in three variations:
It is essential when a customer is situating their roof windows in a horizontal row they advise of the distance between each window to ensure the correct flashing is supplied.
18mm
18mm Combination Windows are used to create a seamless effect when situating windows side by side in a horizontal row.
The frames are fitted 18mm apart from one another. Colour matched internal support trims are not supplied as standard with a 18mm combi flashing kit.
18mm Combinations Flashings are bespoke items which incur a 10 working day lead time.
50mm
50mm Combination Windows are commonly used when installing windows in pre-prepared roofs.
The 50mm spacing is usually the width of a single roofing rafter that will already be in place. The windows are offset and installed either side of the rafter. Colour matched internal trims are not supplied as standard with a 50mm combi flashing kit.
50mm Combinations are made to order therefore incur a 10 working day lead time.
100mm
A 100mm gap size is the most common application of combination roof windows installed in a horizontal row.
The frames are fitted 100mm apart and usually have a double roofing rafter occupying the space between the window frames. Colour matched internal trims are not available as the distance is typically plastered and painted.
The components of a combination flashing will vary dependant on the gap size. Therefore to each flashing kit is only suitable for the gap size for which it is supplied. Any changes will require the replacement of all components.
This diagram shows the combination codes for Tile Flashing Kits. Therefore Side Installations would be supplied with this application. The total number of ‘TRF BM’ flashings will correspond the number of ‘middle’ windows in the horizontal row.
100mm
Unlike Combi Windows, Bi-Lite Roof Windows are only available with a 100mm gap between them.
The roof windows situated in a vertical column can be different lengths but must be the same width.
Eg. BLTRF 04 / 05
A standard Bi-Lite Flashing kit will always include a "Deep-Tile Flashing Kit" & "Top".
The appropriate number of ‘Top’ sections are added this time depending on the number of roof windows.
Notice the ‘Top Apron’ is part of the DTRF kit. It gets moved to the very top of the system. The Apron at the top of the bottom/middle window(s) is bespoke and has a drainage gutter incorporated into the design.
Bi-Lite Flashing types available:
Quad-Lites are simply an amalgamation of the Combi and Bi-Lite systems.
Identical to the Bi-Lite system, the lengths of the roof windows can vary in a vertical column but not in a horizontal row.
Also the widths of roof windows in a horizontal row can vary but not when situated in a vertical column.
Quad-Lite Flashing Kits are used to couple four windows together. The components consist of ‘Top Left and Right’ kits and ‘Bottom Left and Right’ kits to devise the quad formation.
Quad-Lite Flashing types available:
Grid Systems are simply extensions of a Quad-Lite system. Therefore the previous rules of widths and lengths will still apply.
Vertical Columns = Can vary in length but not width
Horizontal Rows = Can vary in width but not length
Unlike the Quad-Lite system, the distance between all roof windows whether on a horizontal or vertical plane must always be 100mm
Grid System flashings are used to couple the windows externally to prevent water intrusion.
Grid System flashing components consist of every type of flashing that we have covered so far.
The appropriate number of ‘Top Left’, ‘Top Right’, ‘Top Middle’, and ‘’Bottom Middle’ components required will vary depending on the total number of roof windows.
Width of Structural Opening
20mm + Window Widths + Gap Size + 20mm
eg. CTRF-2018-04 = 20mm + (2 x 780mm) + 18mm + 20mm = 1618mm
Height of Structural Opening
20mm + Window Height + 20mm
eg. CTRF-2018-04 = 20mm + 980mm + 20mm = 1020mm
Total Structural Opening for CTRF-2018-04
1618mm x 1020mm (W x L)
Width of Structural Opening
20mm + Window Widths + Gap Size + 20mm
eg. CTRF-2050-04 = 20mm + (2 x 780mm) + 50mm + 20mm = 1650mm
Height of Structural Opening
20mm + Window Height + 20mm
eg. CTRF-2050-04 = 20mm + 980mm + 20mm = 1020mm
Total Structural Opening for CTRF-2050-04
1650mm x 1020mm (W x L)
Width of Structural Opening
20mm + Window Widths + Gap Size + 20mm
eg. CTRF-20100-04 = 20mm + (2 x 780mm) + 100mm + 20mm = 1700mm
Height of Structural Opening
20mm + Window Height + 20mm
eg. CTRF-20100-04 = 20mm + 980mm + 20mm = 1020mm
Total Structural Opening for CTRF-20100-04
1700mm x 1020mm (W x L)
Width of Structural Opening
20mm + Window Width + 20mm
eg. BLTRF-04 = 20mm + 780mm + 20mm = 820mm
Height of Structural Opening
20mm + Window Heights + 20mm
eg. BLTRF-04 = 20mm + (2 x 980mm) + 20mm = 2100mm
Total Structural Opening for BLTRF-04
820mm x 2100mm (W x L)
Width of Structural Opening
20mm + Window Widths + Gap Size + 20mm
eg. QLTRF-04 TL & TR = 20mm + 780mm + 100mm + 20mm = 1700mm
Height of Structural Opening
20mm + Window Heights + Gap Size + 20mm
eg. QLTRF-04 BL & BR = 20mm + (2 x 980mm) + 100mm + 20mm = 2100mm
Total Structural Opening for QLTRF-04
17000mm x 2100mm (W x L)
